Is a virtual twilight as good as a real dusk shoot?

For most listings, yes. It does the same marketing job at a fraction of the cost and with zero logistics. For luxury exteriors where the twilight frame carries the campaign, a real dusk session still has the higher ceiling. Many pros use virtual as the default and shoot real dusk selectively.

What makes a good source photo?

A straight, well-exposed daytime exterior with the whole facade in frame. Harsh shadows are fine; heavy obstructions (cars, bins) are worth removing first. We offer object removal for exactly that.

Do buyers or MLS boards consider this misleading?

A twilight conversion changes the time of day, not the property. It's broadly treated like standard photo enhancement. Rules vary by board, so check your MLS guidelines; we always recommend disclosing edits that alter the scene.
